10 years ago I bought a property that cost me R5,760.00 in total. (I made use of a bond and I structured it according to the Property Pro Investment Strategy™.)

My total investment was R5,760.00.

I sold that property late last year and made R448,344.66 profit.

This was a growth rate of 54.57% per year on my investment over a 10-year period.

These 2 properties are in process of registration . We are going to rent out this 2 properties .     I have 10 years to official retirement. I have a debt of R850,000.00 plus interest to pay off by then, or sooner, if any way possible. I have no surplus income at the end of the month or cash flow available, as all my income is allocated to paying off debt and paying for necessary living expenses. How can I begin to invest in a property portfolio, without having any surplus income or being able to qualify for any further credit?

    Dr Dreyer,
    Thank you for sharing this case study. The key to this comparison, is your ‘initial capital outflow/investment’ of R5760.00 – this forms the basis of all your comparisons with other investment objects. Can you please explain what this is? And where are the bond registration costs, transfer costs, deposits (such as 10 or 20% for trusts, etc.) – surely these are all initial capital outflow/investment costs and must be brought into the calculations. If this R5760.00 was larger, the comparisons would obviously be impacted as well.

    I am also a property investor, but have never found a way to put down R5760.00 on an investment property!

    Fantastic capital growth rate!
    This case study is really very motivating. Thank you, Hannes.
    Question 1: To calculate the 10 year moving average of the Capital Growth rate to put into the Property Pro Program – where does one get 10 years’ capital growth figures for a certain area? SAPTG only gives 5 years.
    Question 2: How did you anticipate that you were going to get an above average or high capital growth on these properties when you selected where to invest?
    My wife and I will be attending the Cape Town 6 June seminar, also bringing a friend along. Looking forward.

      1 You can ask your estate agent to give you the figures or you can look at http://www.lightstone.co.za/Portal/Solutions/Property-Solutions/Online-Property-Reports-_11 (Lightstone.co.za)
      2. Capital growth is only 1/27th of the calculation. So I base my calculations only on the Internal Rate of Return (IRR) and nothing else – based on the teachings of the Property Pro Investment System.
      PS I have properties with a excellent (infinite) IRR but where the Capital Growth is lower than the inflation rate – so be careful to look only at capital growth (or potential capital growth) when making an investment decision

    I would like to know how you were able to get the banks to allow you to buy so many properties in a short space of time. I have three bonds (one being the primary residence) and I cannot get any bank to bond me any further. I am a trustee (have formed a trust with colleagues) but capital for deposits is a problem for getting any new bonds (also trustees get financially evaluated by banks). I can only think you had a lot of capital to begin with.
